Our seller finaning buyers (who cannot obtain bank financing) want to take advantage of today's low home prices but cannot becuase they are unable qualify for traditional bank financing. If they have a large enough down payment, we allow them to pick any home for sale in the MLS. We then buy the property of their choice and sell it to them with seller financing. These buyers are willing to pay a 20-30% increase in price (which becomes our profit).
Because we have so many seller financing buyers waiting for homes, we are offering investing partnerships in order to acquire the needed properties for the program. This program is a partnership that allows qualified investors to purchase and hold real estate with Zero Net down payment.
Our partnership program works by returning the needed down payment to our investing partners so that they can obtain these zero net investing opportunities. This return of down payment allows investors to purchase mulitlpe properties with the same down payment dollars - instead of just one property the traditional way (or possibly none). Each property we invest in will have at least 20% equity. That is our minimum criteria (to protect us from market fluctuation).
We specialize in newer single family homes in desirable neighborhoods. in the greater Phoenix, Arizona area. We partner with investors who can qualify for long term financing at low interest rates so our properties can be held long term to maximize profitability.
To qualify, the credit investor must have good credit (680+ credit score) and steady employment. A partner can live anywhere in the United States. A qualified credit investor will be required to obtain long term financing in their name (which we will arrange through our mortgage affiliates). We then share ownership in the property with the qualified investor until it is sold. Our company manages the properties on an ongoing basis until sold (whether that is one year or seven years).
